Why is this project so unique and novel:
This project will be a unique model to allow our loved ones to live out a almost normal life around people they love. There will be around 6 adult family homes (out of 175 units). These homes will be about 25% for the total residents and be available to people with disabilities that need extra care and supervision and the rest will be regular apartments. The rest will be available for their family, friends and caregivers.

This community will be open first come first served for the people with disabilities that need extra care and supervision that has a friend, family member or caregiver that wants to live in their own apartment in the same village with them. Then it will be opened up to other people with disabilities that are independent and then general public. Priority will be the people with disabilities that have a support persons in the village.

The main idea of this complex is to make it affordable for people with disabilities that need extra care and supervision that are living off of just Social Security and hopefully a little bit of work. The apartments will be owned and the cost will be on a sliding scale depending on income. In having a variety of support people, owning the complex, and having the other people pay more is to make sure this complex is affordable for all while supporting this vulnerable population.

1. Homeownership will be achieved through a cooperative limited liability company (LLC).
2. The model will be affordable for individuals at the lowest income levels, with pricing adjusted based on the number of residents in each income bracket.
3. Costs will be controlled by prohibiting the sale of individual units at market rates; instead, the value of each unit will remain stable over time.
4. The construction will be funded through private, non-profit, or government investments, with the original loan repaid once the property reaches full occupancy. So the resident can truly own their own residency.
